As Housing Market Improves, Investors Shift to Multifamily Investments - With the depletion of available distressed homes on the market over the past two years, more investors are shifting to investing in multifamily properties and away from single-family homes, according to a C.A.R. survey of its members about their interactions with investors.
Seller's market: Bay Area real estate deal-making accelerates - The speedy sales -- veteran agents say they're faster than they've ever seen, even during other hot market periods -- are happening throughout the region, in part because demand has outstripped supply for so long. It's true for most sales, regardless of financing as long as the loan paperwork is in order, but especially for the increasing number of all-cash offers.
Housing market hot, but there will be pullback: Redfin CEO - Nationwide, home sales are up 10 percent and prices are up 6 percent, with some markets seeing 10 to 15 percent gains. But Redfin CEO Glenn Kelman said he does not expect this “hot” market to last. He commented, “We've been worried about just how hot it's been. We do not see consumers willing to pay that price when rates go up. We think there is going to be a step back as the money supply tightens.” Kelman added it’s important for the market to have more durable growth and less volatility.
The trailer parks of Silicon Valley - given the real estate gold mine of this region, a surprising number of these parks remain. Because, for better or for worse, the continued presence of mobile homes is a symbol of California's effort to maintain a social conscience, with cities enforcing strict rental ordinances as a last ditch precisely to preserve a semblance of affordable housing. By now, you've likely heard about the skyrocketing housing prices in the Bay Area and the nightmarish quest of many to find even remotely affordable living situations. Mobile home rental lots, which cost anywhere from $700 to $1,500 in the Valley, are Eden compared with the exorbitant cost of the rest of the region's rental stock.
Apple on Silicon Valley leasing spree as deals bubble up on bevy of buildings - A source with knowledge of the company’s plans said Apple was shopping for 2 million square feet of commercial space or more in Silicon Valley. For comparison, the company’s ring-shaped building under construction in its hometown, Cupertino, is about 2.8 million square feet. Apple's press representatives didn’t respond to requests for comment.
